If the house is truly worth 100K, I can't imagine whey you can't do a cash out refinance through a credit union or local bank at say 30 or 35% LTV on a 20 years fixed at <5%.

I'd imagine that the cost of loan and also the cost of management/vacancies are going to be higher for 5 units+..

Imagine if you put $1200 into a deal and got $100 back every month, that would be 100% return annually.

I've thought of getting a PO Box but I don't imagine I will receive enough mail there (or remember to check it enough) to justify its existence.

I haven't been up there in about 2 years, but I would imagine it's continuing to grow rapidly to the likes of Hou, DFW, San A. 

I don't know how many non real estate related disagreements I've had with partners on things, I can only imagine what type of issues arise with people that don't share the same common objectives and own a million dollar building together!
