Very First Deal I want to get it right

I have never done a deal before.  The lot behind my house is approx. 2 actress, Zoned R-4  I was discussing with a person who told me to offer the owner 300k and he would find a buyer for 310k, and we could split the 10k 50/50.  Well I spoke to the owner who was very happy with the offer. I contacted the person about the offer. He called me back and I just did not like what was on the other end of the phone. Aside from loud farmyard noises-  he sounded nearly totally incoherent and WASTED.  I went back to his FB profile-  I cannot imagine the pictures and info to be the person I was speaking to.

This seems like it could be an excellent first deal to learn from;  but the last thing I want is to bring in someone shady who could easily screw me and the seller over.
