$2mm for concrete roads, $1mm for water sewer, $1mm for underground electrical and fiber, landscaping $200,000, signage advertising $40,000, realtor 7%, now do 3 acre footprint of buildings $20,000,000, add on interest of $3mm over the life of the project, engineering $500,000, surveyors $100,000, permits $200,000, dirtwork $200,000, etc etc With the above cost and exposure unless you have a background in this no one will loan you the moneyLet’s say there are 150 units.

I saw a property that has a huge land, but the land does not seem to be good for further development as smaller lots for single families (because it has narrow front facing the street) — see the attached image.I have an idea to build a small road as the image illustrates below, and then subdivide the land into smaller pieces to build single family homes.I have two questions about building the street: 1.

As @Gorden Lopes mentioned, making it a 3/2 can get you into the $1100-1200 range depending on the location in 35810.We did a BRRRR in 35810 last year in a solid C neighborhood with a big yard and away from the main roads.
