I was directed to a forum on this site which I was able to read hundreds of posts on people who have either gone through the Freedom Mentor apprenticeship program or were considering the pros and cons like I was.

Often I find:"Sales disqualified as a result of examination of the deed"followed by either: "Disqualified (Doc Stamp .70 / SP less th $100 / Other Disq)"or additional info indicating a transfer of deed where "no doc stamps were paid" usually with like a hundred dollars in place of the price, otherwise often I'll see a small price back around 20 years ago for under 20k, which I'll usually use for my records as the last sales price. 

I was in insurance in CA and had dozens of brokerages and hundreds of agents as clients...

To that, I have to add another couple hundred for insurance, taxes, electricity, water, etc., etc.

You can make money in Atlanta, Dallas, Birmingham, Chicago, and hundreds of other areas.

@Russell Brazil lol ya I remember them, I never used them cause I always had the military discount...that will probably be next to go, I save hundreds a year if not thousands with that discount. 

You now probably have hundreds of thousands in equity!

I've been there consistently for over two decades and there's less than five people in each county in which I bid that can say that...yet there are hundreds in the one-and-done crowd.The risk is highest for the casual buyer.  

Being it sounds like you're working with an agent on MLS properties I'm guessing (depending on your location), market stats will help you a LOT to avoid writing hundreds of rejected offers.
