Interest rates are supposed to go down 0.75 this year so borrowing will hopefully be a bit cheaper when this project is complete and you're ready to take on another.

Alternatively I could just put $300k savings into a notes fund and hope for the best - earn 10% ( about the same annual amount) without doing anything, but also without control.  

I hope they can close this some type of affidavit or something.

Most that try it lose their shirt or eek by with returns until they can finally build enough capital to sell off and move into less intensive assets.If you do try this you might want to start really small and something close by so your risk profile hopefully is somewhat reduced in comparison to your overall net worth.
