I would consider hiring an appraiser that appraises for 203k and other renovation financing, and have him appraise it based on anticipated future value (this is how they ALREADY do renovation appraisals, so you're getting someone that knows how) for TWO reasons:1) So you know what you're going to get out of this at the other end of the tunnel in terms of value.2) I'd ask him to comment specifically on zoning stuff, and if the property will conform to fannie, freddie, fha, and VA guidelines.

Wondering if anyone has experience doing a virtual office business in purchased commercial space...My investing group needs a new home and I'd like to be able to have a business and building which supports itself and has room to offer to lease to them or some other arrangement.I'm thinking virtual office space might be a good business to do that in.

My advice would be to find a wholesaler that's looking to hire/train a new person or a wholesaler that will let you bird-dog deals for them as a starting point before running off and spending money to start a wholesaling business.I don't mean to throw a wet blanket on your dreams and plans.  

Hi ,i'm in the middle of purchasing a vacation rental and called CBIZ and Proper ins,and both companies have a clause about casual workers.not being covered and to have them covered you would need worers comp ins.I sometimes like to hire friends kids to do some painting in my other rentals .but with this commercial type of insurance i guess that's out of the question.Ihad also hoped to ocasionaly hire a local cleaning lady to clean in between bookings.Any advice on what to do would be helpfull .Thanks!

If you are concerned about your landscaping you need to hire a lawn service and build that into the rent when it is leased.
