I saw another nice two family that was beautiful but I just had a gut reaction against it.

As this is a full gut kitchen, the cost bump from cabinet to dishwasher is about $200.

I would be very hesitant to ever waive an inspection contingency, unless we're talking a very new build or gut rehab. 

I've never seen the benefit of the 15...... you can always make the monthly payments like its a 15..... but you cant make payments on a 15 like its a 30......The 30 offers you flexibility...... the 15 FORCES you to make the higher payment no matter what your life situations...... loss of a job, health issues, some other financial kick in the gut..... and stuff in life happens, and that 15 year payment may all of a sudden become very hard to keep up with....Got a 30 and want to pay it off faster?

My gut tells me to have a phone conversation with him telling him my max price to set expectation before trying to set up a face to face meeting.

My opinion, don't limit yourself to a local CPA, follow your gut. 

My instinct is that the worst is behind and there's going to be an invigoration of economies like Rochester because of dispersion of remote knowledge workers from places like NYC and CA.

They will pick your place if it's better, so trust your gut on what's qualitatively nice and the bookings should follow.
