What appliances do y’all include?

What all appliances does everyone include? Anyone including dishwashers, ice makers in the fridges, garbage disposal?

@Steven Westlake I suggest looking around at the rental units that are your direct competition and see what appliances they are providing. If they are not providing the appliances that you are, you may consider increasing your monthly rent slightly.The most common list of appliances that I've noticed landlords usually provide are - refrigerator, stove/oven, dishwasher, washer and dryer.

We had a spare scratch & dent dishwasher so put it in a small 2bedroom during the kitchen rehab. The place rented immediately for $875/m. When a larger 2 bedroom unit became available she looked at it but it did not have a DW so decided to stay put for another 2 years. We now get $925 for that DW unit & the larger 2 bedroom currently rents for $975/m plus a $25/m CAT FEE.

Thanks y’all. As this is a full gut kitchen, the cost bump from cabinet to dishwasher is about $200. So a $10 per month rent bump, recoups my my investment in less than 2 years.

Also love the pet rent, especially considering how many sneak them in. I use water proof luxury vinyl tile that looks like wood everywhere.

I think all depends on the investor.  I am supplying washer, dryer, range, and refrigerator all entry level models but nicest looking ones I could find.  I am trying to attract highest quality renter I can.  Best thing I heard so far is that someone new to area was beginning to think rental stood for "I have a house I would never live in so let's rent it out". Perspective tenants have all seemed to appreciate all items included and seems to be standard in our area.  But I did go lower end to save the money and lease states if they break not my problem.

Full kitchen but we don't include ice maker or garbage disposals. In fact we don't even plumb in for ice makers. No need to increase potential maintenance issues. We rent in B and C areas. If we had a high-end rental we'd adjust to our competition and customer.

I like to look at what other places are including and match that or go one step above to provide a competitive edge in the leasing market. If you look on craigslist or FB marketplace and see what others are doing to draw in tenants it can help you know what makes sense to include.
