Actual "damage", such as fist-sized holes in the walls and doors, or large water stains from a poorly maintained fish aquarium, damaged countertops, destroyed screen doors, and similar issues however, I definitely would be deducting for.At best it is a poor practice to make deductions from Security Deposit; at worst it is a violation of local LL/Tenant law.

In fact the first LLC ever formed was done by 2 oil companies doing a joint venture under a new entity name in Wyoming.

They have run out of oil 3 times this winter so far and it's only January.  

Potable water is going to be the coming century's oil.

You won't catch many fish offering 80% in my market, except under extraordinary circumstances &/or if you can source your own off-market deals.

Ask them what happens if an antiquated, underground oil tank needs to be removed?

Just because you "can" do a deal doesn't mean that you should, and doesn't mean you'll do it right.When the residential market is so hot that you can't buy anything that makes financial sense, it might be a sign to take up golf or fishing.  

Is there an oil tank issue, structural issue, flood zone?
