Downstairs people have moved out, but it looks like the daughter is going to put up a fight, and we will have to go the eviction route. 

They were asked then to provide a number in which they were comfortable / capable of paying somewhere between where they were, and where we needed them to be.

. - Fight the additional bill with the plumbing company that did the damage and then charged the HOA 5K for their "fix", - Argue the HOAs liability ruling that i am responsible for that additional bill that i never authorized. 

@Jason Hudson in this market it is becoming more common for a seller to want to know you are serious and capable before they will share financials and rent roll.

It’s a 4-family house ask for 675K (which my agent says is a bit high so we're fighting that out).

The market is signaling to you to not buy a house, don't fight it.  

The seller is under contract with the wholesaler - who he most likely doesn't know if someone who has no intention of buying the property himself or even capable of it - to then have the deal fall through because the wholesaler can't perform.
