I feel like with impending legislation, especially in NJ, it is becoming more and more difficult to be a private landlord    

I feel like I had gotten my team set-up, a young aggressive real estate agent who owns rental properties himself and buys foreclosures and repo's himself, a solid lender, cpa/book keeper. 

At what point with the amount of content there is on the internet will people not feel bad for people when this happens.

I feel like the only way to do well is if you really know construction or are already in the space.

It's more of a worst-case-scenario schedule.We inspect in advance to get a feeling for how the tenant may leave the property.

That's $22,500 you can use for any surprises life throws at you or to make your new house feel like home.Downside: Your loan's gonna cost you more in the long run because of that higher interest rate (6.625% is no joke!).
