@Steven Medaglia if they’re a good tenant I would allow the mother to move in and add her to the lease.In accordance with the ADA (Americans with disabilities act) you MUST accommodate their request to modify the property for handicap accessibility but you do not have to pay for it and can require them to return the property in its original condition when they leave all at their own expense.Good idea on the licensed contractor part.

@Gilbert Ross JrI am Canadian and these prices are off labour at 40/hr Canadian so thats like 12.50 american with the exchange these days; maybe 12/75 if you wanted to give us Canadians the benefit of the doubt eh.

For my multifamily listings, I always recommend that the sellers try to time the market in a similar fashion to the single family market.

I found a portfolio lender (First American Bank) that keeps some of their mortgages in-house.

I am sure they will have some list or guideline for your properties like making sure you have a modern grounded electrical system, good plumbing fixtures, American with disability access etc. 

(Much better investment than a coffee farm) There is a big demand for affordable north american style rentals in many parts of Panama.

I am at the beginning of my search looking for good areas to purchase 1 to 2 short-term rentals in up-and-coming areas of Philadelphia...a plus for properties in need of major renovations, and ones close to African American cultural attractions. 

I had good faith the tenant would transfer the utilities in a timely fashion but I had to learn this the hard way.
