I have found the weekly webinars to be helpful and the BP podcasts to be full of priceless information from more experienced investors on everything from flipping SFR to commercial real estate. 

We consider the BP community to be the most informed in the country, or at least that we have easy access to.We are finding that experienced investors, if they see the investment as risky, they wont invest, and the amount of investment required doesn't increase or decrease their interest.  

I'm looking for experienced investors to point me in the direction of a trustworthy real estate attorney.

I can't imagine that this is an all of a sudden problem, they must have experienced this in the past.However, if it is an easy fix, maybe running another line, I will consider it.

So, for the experienced buyers out there, did you look at properties before proof of funds or did you at least talk with a commercial lender first and get some sort of commitment?
