@Will StewartHey WillI can only tell you what I did from experience.. not sure if it’s right or wrong. 1st I added up all my expenses: Utilities, internet, landscaping, mortgage/rent, insurance, etc and divided the total by the number of rooms (this was the minimum amount of money I needed to cover ALL expenses.

I'm generally a pretty positive guy but when you look at world and the overall landscape things could get badly quick.

The landscape is changing in real estate as we speak.

There are more variables to consider like the utility reimbursements, landscaping, etc, but that will at least get you in the ball park. 

This could potentially add monthly income, but also be a benefit and convenience for tenants.Investigating machines that accept electronic payment only as I am out of state and this would remove the need for onsite collection of coins.1.

It can be a market that is very "block to block" and really requires either a deep understanding of the area or a trusted pair of boots on the ground who is familiar with the local landscape. if there is any interest in learning more about the city or investment opportunities, I'd love to connect and serve as a resource.
