If I were in your neck of the woods, I'd try P.T., Sequim and P.A. and maybe the Bremerton area if you don't mind the drive and look for "don't wanters", take over the mortgage and put a tenant buyer in for cash flow.

When he got there he found that the bathroom on the second floor had been leaking and water accumulated in the first floor ceiling and finally broke through the dry wall spilling water onto the wood floors below. 

I added a gas fireplace insert in an existing wood burning fireplace when the original chimney was damaged in an earthquake.
