It would only take someone adept with GIS software a few minutes to put together a readable map that includes adjacent properties, easements, etc. and that tiny input may go a long way to attracting the right buyer.That said, anyone who understands this will probably be savvy enough to download Google Earth for free and take a quick screenshot so it's a bit of a chicken or the egg from my standpoint.

Get accounting software like Quicken or Quickbooks that automatically downloads all expenses. 

For the STR side, grab the AllTheRooms data for your area and download the CSVs for 50th and 75th percentiles of Occ Rate and ADR for your number of rooms and occupants.From there it's simple enough to calculate and compare annual revenues, depending on how well you think you can do.

The data shows everything in a downloaded CSV done for you or in easy to view charts the second you purchase.

I've downloaded some area data and began playing with median prices, $/sf, that sort of thing (light background in data analysis). 

@Joe Splitrock  There's a pretty good chance they don't even know what the rental agreement says they probably just googled "airbnb rental agreement" and downloaded the first one the saw.
