Driving for dollars, and then looking up the records on the tax assessor's site is the best way to find potentially distressed properties, but if you want to send more mail you'll use a list vendor like listsource (I like using them, but there are others). 

To date she has had good success and is hoping to continue down the same path with more guidance and direction from sites such as Bigger Pockets.Her focus has been in Northern Oakland County with distressed homes to date and it has been both rewarding and satisfying.  

I use mainstream sites like redfin.com, realtor.com, Zillow, craigslist to locate distressed properties...but those sites come with so many sharks.

Looking into physically distressed MHP properties is also an option, depending on just how distressed they are.Other than the above mentioned scenarios are there any other thoughts on what might turn a MHP owner into a motivated seller?

I have been investing for a long time and have seen many things go wrong with lower priced assets in more distressed areas and neighborhoods.

I deal with a lot of heavily distressed properties so something like a single condo unit would be a piece of cake for me.
