The way you make money in this business is to keep a tenant for 10 to 20 years.I'm actually working on an ebook now about Birmingham's turnkey business and how investors really make money in this business.I'll step off my soap box now...sorry for rambling on.  

The returns are low single digits.  

Appreciation marginally above the inflation rate and inflation in the low single digits.

Price has gone up at double digits rate for the past a few years in Seattle and who knows how long this bull market is going to last.

Investors realtors are used to submitting lots of offers and with a digital signature you wont have to meet up for every one of them.
