If you think you will go FHA, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Then send these out to my customers with offers and for those who agree, I guess I just take the purchase agreement to a title company to get the property transferred to me.Can anyone help me out here by pointing out steps I need to take to protect myself and how to go from offer to close and property transfer of ownership to me so I can go and resell the property?

If you get under contract for 30,000 and you mark it up to 40,000 if somebody is interested into that $40,000 then what you will do is say “You are interested in this property, give us a deposit for a $1000, we’ll put it in an escrow at the title company.”

Because I can't seem to find any information that pertains to my concerns.I'm in Broward County Florida.I've seen people respond telling others to have a title company search for the property records, but I can't see people being interested in say 20 properties and paying for a title search on each property early on in their research phase.
