You can amend to update new legal descriptions for title at closing.

Often the property is not being marketed correctly (mistakes in the listing, commercial property listed as a residential, horrible pics/description, mold/sewage/bugs or any other issue that can be fixed with time and money).

Usually, it's just a matter of calling the zoning department who will need the legal description and address of the home to look up the deed restrictions (if any).
