I will look into the liability policy, This land is basically forest land, its deep in the woods and not buildable and has no road frontage so there is not much use even though there is a "use".

Does ANYONE work with a PRIVATE lender or someone with "DEEP POCKETS" that may be interested in purchasing the home im renting and selling it back to me (I have cash to put down so they know I will buy the house back in a year- year and a half) and i am WILLING to pay a HIGHER than usual interest rate until I am in a position to obtain the loan PROPERLY for the house.

However, since the home market is slowing many landlords will get 5% to 10% in many markets.if you have not kept up with this you eventually have to give someone a big increase and then you loose them as a tenant.

If my success depends on market appreciation which I don't control, then I'm not in control of the outcome and my exit strategy is weak.The only way that makes sense it to buy the property at a deep discount to the current market, and write the option price near today's market value.
