I have some skin in the game I was able to swoop up a condo this year ( in AZ) I have some money to bring to the table but I’d like to house hack with a multi family property but I don’t have a job right now because I just graduated from college so traditional loans are not an option for me right now.

The (green colored) siding is made up of almost like asphalt shingles.

Maybe you can stay in the same color family so the transition from old to new is less noticeable.

Property is on a well pump and Tenants states water has a smell now , strange taste & odd color .

I am buying up value add right now ( cleared and zoned land, dark buildings, blend and extend, etc.)  

They claim that they have consistently and successfully done so.I don't have any skin in this game.

Even save the 13k and paint the dang thing one color and maybe an accent wall.  

That way, you are in control of the floor plan, the lot, the interior selections (colors, flooring, appliances, etc.). 

Specificity shows (at least to me) that there is some skin in the game from the other side.

This might be a shot in the dark, but is anyone familiar with NACA?
