Hi Margarita,I currently live in Yuba City.

The day I purchased it I reached out and introduced myself to all four tenants and one tenant told me that she was currently living with a relative because her electric got shut off.  

Currently it’s owner financed. 

I am not saying they do all of those positions full-time, but to find someone who is capable to do all of those positions successfully and not get burnt out with the current pay expectations it is difficult to achieve regardless of a 3rd party or a sponsorship team being at the helm. 

I am currently in a very high interest hard money mortgage that balloons in September 2025.

We're assuming we'll remain at or near existing rents for the next few years, and planning on it if our current tenants stay. 

Wanted feedback if anyone has done this and/or currently is.

We are currently in a down trend that I expect to last three or more years.

The LTR rents are pathetic compared to current values, but maybe if STRs get banned the prices would fall.  

I am contemplating on my current project on wether  I should make the current apartment a 3 bedroom but sacrifice the living room space or make it a 2 bedroom with a bigger living room space .
