After going through the process for pre approval today with a Mortgage banker for home loans they said since my income is a national fellowship stipend it cannot be counted AND my secondary source of income that I’ve had for 4 months also CANNOT be counted.

If the listed rent price is below Market rent and cheaper than everything in the area with similar property condition, same bed/bath count, similar lot size, etc, applicants will rush to see the home and or fill out a rental app.

Hey @Justin Dziedzic - agreed with what @Oluwafemi Kolawole mentioned about counting dollars on the deal when it comes to buying from a wholesaler.

And I'm taking in count that if it goes well, we would do the same thing couple more times.

Reading BP and watching webinars etc doesn't count towards those hours.

I counted it as a lesson learned and didn’t ask them for the money or harass them due to the nature of the connection.

New contract counts are up a little and we also have a slight increase in incoming new listings.

A sold comp that was 1500 sq ft doesn't count in a group that's 1000-1200 sq ft...even if that property was sold yesterday and is right next door. 

Are you counting rehab on CoC with your value add?
