@Stuart Grazier I will take that into consideration cause I don’t need my insurance being SO high with USAA that it’s going to zero out my cash flow but they have always been so helpful in the past with auto claims and help so many military member out when we got hit by Hurricane Florence.

I have a 10 day inspect. period but contract states "Buyer(s) participating in a highest and best, multiple offers situation understand that any special consideration for concessions, repairs or switch from cash to financing may result in seller terminating this agreement and retaining buyer’s Earnest Money Deposit."

What you are talking about is a non-refundable Option Consideration.

Are there a bunch of other considerations, such as having to cover more closing costs (that was one thing I read about).Hope this isn't too dumb of a question, I've just heard a lot of people talk about it but have yet to actually hear the details of how someone goes about doing it.
