Got my first duplex and looking for some advise

Hello BPers

SO,finally after 9 months of reading books,attending seminars and looking to over 120 properties I got one under contract and the option period starts tomorrow

It’s a duplex and I’m gonna house hack it.

I need some advise and I do appreciate the time that you will take to answer my questions.

1)I need a good inspector in the dallas fort worth area who can tell me how much exactly every think going to cost to get fixed.

2)I need a good insurance company

3)my lender gave me an interest rate of 3.857%,is there any one u recommend would do better(I’m 1099 not W2)

4)And,is there any thing else comes to your mind might help me in starting my journey?

Finally,I want to thank everybody,and I mean everybody here,because without this group I wouldn’t do anything.

What loan type is that? FHA or Conventional? Is your credit good, great, or excellent?

Insurance: @Zack Conroy with Goosehead Insurance. He’s the best especially when it comes to structuring your house hack policy (part rental part primary residence)
