How confident are you on your comps ARV?

Because of this mindset change when I am dealing with the nitty gritty numbers in a deal or partnership I don't know if I am being arrogant and entitled by thinking I should be getting this amount or percentage, or if I am being confident and know the value I'm providing.

I am confident that the property would cash flow after some small renovations and subsequent rent increases. 

As a contractor, I can say confidently that there are LOADS of tire kickers out there who will just never pull the trigger, and it's infuriating for me to have crawled all through there mess and spent hours working up an estimate to hear things like: 'Oh so much, my cousin could do it for half' or 'Ok great, if I start saving now I can afford this in like, 2 years'You're going to have to lean into your contacts pretty hard to coax out couple contractors at first, and once you get some projects out there and some work done, it'll get way easier.

Although many investors say a license is not needed I think the knowledge I will receive pursuing the license will not only give me an edge but more confidence as well

I feel more confident because I have this great community of knowledgeable members to lean on!

None are perfect, but give me a reliable range and the confidence to peg my rent rate.

I am not confident in the long term growth prospects of the area.
