There are so many good tools and websites out there but as a newbie out of state investor I always find this that or the other functionality lacking in every tool.

As I have been checking on my competition I have seen most of their spring summer Calendars are open.I check the built in tools that Vrbo provides and I can see an uptick in bookings around Spring break weeks right now.

The main factor is there is competition perhaps. 

This has caused at least 3 major problems: 1) the market is now oversaturated with Airbnbs, 2) rental rates have come down bc of so much competition, 3) there's a dire shortage of workers available to service the huge increase in the # of Airbnbs.Wait times are often a month or longer for service providers.

Although these properties appeared on Sch E for well over 3 years, the newly formed LLC will lack the requisite two year history.

A lack of transparency and misleading intentions were in the primary issues that I encountered in our dealings with his company and him.

Competition is reduced as many aren't even looking at that size deal.

I advised my client to make a very aggressive offer right off the bat because this was going to be a competitive situation.

The competition is fierce and not many houses available.
