People don't just stop paying rent to the degree that a 50, 100, or 200 unit property won't cash flow (if purchased and financed right.

The only time I may avoid the credit check is if it's someone's kid and they are in high school or college still.

I spent more at a 4 year college and learned less about the things that will actually help me grow my business. 

My wife and I have above 750 credit, not great assets (just married, straight out of college, stoked on RE), but putting money away with the intent on carrying out this strategy which we believe we will be ready to start in the next 12-14 months.Any thoughts or ideas would be welcome!

I know it is 70 degrees out but November 1st is usually the start of snow contracts in Chicago! 

If you're truly in southern Illinois (such as the Carbondale area) I don't have as much reach, but since that's a college town, I've analyzed deals down there for an investor friend (he was looking at a mobile home park and some multi-units). 

Especially by a college since living in dorms in expensive.
