I've closed loans with entities way less than 6 months old.You have a long road ahead of you of you can't bring the capital or credit. 

Low taxes, landlord friendly, job growth, and close proximity make it ideal for our of CA investors.

 ( I own a home remodeling company)We are getting to the point of being maxed out financially and will need to restructure the deal somehow.

Live in the Cleveland, OH Area, but, I go wherever the deal takes me.   

They are some of the more sought after homes, and it can be tough to get a good deal if you aren't well positioned.

They *should* get a "good" salary for managing your money - and they *Should* focus on the deal full time. 

While this might seem like a downside, it's important to keep the bigger picture in mind.If you’re looking at a duplex in a good area, close to your work, and the numbers still make sense—even with those lower rents—don’t let that deter you.
