I have been down this road before.Eventually they get tired and give up. 

It’s been a while since I’ve posted - quick update:- Purchased condo in 08/2021, fixed it up and it’s been fully leased since 11/2022- Purchased 2 unit in 10/2022, currently living in one unit and renting the otherI’ve gotten my feet wet, bumped my head, learned a lot - but ready to add to my portfolio.

I've had my share of challenges, including dealing with the ups and downs of the market, but I’m committed to learning and growing.

Is the logic behind that to make sure everything is structurally sound to get a clean report?

One of my coworkers does a lot of private lending similar to this and he always goes to a title agent in the area of the property and asks for the title's legal department to draft up legal loan documents. 

I actually have it pulled up on my phone right now but didn’t realize the 180 days part.  

Real estate is not easy, but it sure is rewarding if you can pull yourself up by the bootstraps and get creative. 

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.

One flip I did, I priced with the comps but they were about 4 months old and the market had already went down so the home ended up sitting for a lot longer than I would have liked.

Someone will eventually come across an opportunity that works for you.Example: I'm a real estate investor looking for a fixer-upper, single-family home or up to four units.
