How do you handle the combination of charging pet fees and cleaning fees? 

Hi y'all- I'm getting my legal structures & privacy in place and own an STR in NC.   

You want to lead with you being a new local investor who walked by the house and saw it was in disrepair and thought you could be of help sending updates on the property.

I'm Just starting out on this adventure and I'm looking to learn all i can from this great community. 

I would appreciate if experts here could review and advise whether it’s a good deal based on the numbers I plugged in for CoC.

When i saw this article and that it was in my city of Long Beach I thought of landlords on top of prayers for this family.

Financially, the numbers make sense, but I need to have a proper inspection since this is my first home (and I'm going unrepresented) and the house is built in 1915 with some renovations that were clearly done by the investor selling the property rather than a professional.Question: Although  previous owner has owned the property for 3 years and rented to tenants previously, should I be concerned that the legal zoning is only for SFH?

I live in the Indy area and have several SFR properties and 1 Airbnb.
