You never know with AC units....I've seen the cheap ones last maybe 8 years, better brands like Trane, Carrier, Reems sometimes last 30-40 years.

Hi Chinmay,I don't know if this applies or not, butsome plumbers have access to better models of the same brand water heaters than Home Depot is allowed to sell.Thicker tank linings, heavy duty controls, dual anodes, etc...It might not have been an apples to apples comparison.There are models that only plumbers can sell, and models that home depot sells.

When doing the renos, keep in mind the target audience. 

Typically I’ve used the exact same lease they used the first time with new dates and amounts as if they were a brand new tenant. 

I was excited to get into a property with having less than 20% of the value put up by me and having everything brand new but it just did not work out that way.

Quite affordable, now I am wondering if this is a red flag for the quality of the house, since the builder doesn't even care to build his brand name with such a small investment?   

I said you can Still sell through the mls though, to the same type of buyers, with the same conditions......and expose it to wider audience and perhaps net more money. 

I am brand new at this wholesaling/realestate thing.
