@Quinell DixonI'm biased towards buying and house hacking duplexes/ADU/DADUs, so I would recommend to play out the numbers over that 5 to 7 year period.Take into account:- Yearly rent increases- 3% to 5% expense inflation- A conservative yearly appreciation in the area- Principle pay down- Bonus, if the rates drop to mid 5% or 6% what the refi will do to cash flow.

-I think we desperately need to build in central OH and build yesterday, but current methods (stick build) and motives (wall street moving pretend dollars around for bonuses) are not going to be a sustainable solution

I normally provide $50 bonus to the tenant leaving if they allow me to show the units to prospective tenants before the tenants move out.

Each side is 2 bed 1 bath with a bonus room they say could be another bedroom in each.

I've been using a couple softwares that have been very frustrating, so I wanted to reach out to this great community and ask for better suggestions:I currently use Batchleads to pull lists and skip trace and A LOT of info is outdated - either it's already sold but it doesn't mention it, or the numbers we paid for (skip traced) are 95% bad.I would like to hear back from you suggestions to replace it with a better option, specially to skip trace.Big bonus if it also sends out text blasts such as rei reply, launch control and lead shepa.

Bonus points if you've used it in Buffalo area, but not necessary.
