So for us it worked out better to have the inherited tenants to get through the renovations, but did have some growing pains and drama to deal with and after 2 year, all units are renovated and have awesome tenants and went from 2450 to 6k a month gross rents and we have bought our second house hack in May.

Honestly @Dylan Henke this stuff works anyplace if you figure out the code, I know for a fact you can do it in your own backyard if you study the market, and figure out how you have to do deals, I have flipped in Bigger towns like Sheboygan, Fondy, as well as West Bend, I have done small towns too, I did one in Ripon, Beechwood, and Wild Rose,  some of the places I have flipped are depressed, and some are hotter, you just need to know you have a great deal and do your flip for the best ROI, not the I want flashy Quartz Countertops, and High end tile, when the return will be the same with laminate and sheet vinyl, doing far away flips is a pain, I have done several over an hour away, NOT FUN all the dashboard time. study your area and dont get too excited that you buy a bad deal to have one going, I've done that too.  

The Property manager has done some repairs (paining, cleaning etc) and posted for rent on Zillow on 06/20/2022 (the in service date).Now the question is, can the cost of repairs done between 06/02 to 06/19 be dedicated as expenses when filing taxes?

There's additional paperwork and managing contractor work and draws so it can be a bit of a pain though! 

That being the case, the usual HR Block "W2 factory" processors haven't been very helpful.

Mmm, that could result in couple of things, she might be a pain moving forward or she would be your perfect/dream tenant who is going taking care of the property and pays on time.
