You are better off buying with a bridge loan, since you will not have a PPPAlthough you could opt for a DSCR with no PPP, the rate will be similar to a bridge and/or the fees may be higher with a reduced PPP.

If they aren't responding to interested buyers, they are being nothing but cockblocks - I am probably better off selling it myself. 

All I'm saying is flipping can easily cascade and you are better off creating a strategy that takes advantage of economies of scale.
