My assumption is HELOCs don't make any money for the lender, therefore its not in their best interest which is understandable.Good point on understanding the terms..

I never analyze a client's deal for them but I look over their numbers and let them know when their assumptions are wrong.

If you check your management contract, pretty safe assumption that it's not covered.

As rents rise you may get marginal cash flow, but over 5 years I predict a great mix of cash flow and appreciation (as @DavidGreene reminds us). hope this helps, and remember to run your own market data analysis and property analysis, utilizes showings, property visits, and convos with your local team to validate your assumptions.
