I could also take a look...I've helped a lot of people analyze a listing to see what could be improved or gather more attention on the OTAs.

On the surface it looks like it can work, again people are doing the very same thing right here and cash flowing pretty well.

In the future, when you go to rent the property, that will also be attractive to people like you, which is who you want you want to rent to (in my opinion).

I agree with John-if people are paying $175 or $200 for a cleaning fee, $25 won't make much of a difference. 

And yes, we can have a discussion of how STRs ruin neighborhoods, and crime goes up 473%, and people are being displaced from affordable housing, and all that crud.

Not sure if this tugs at heart strings or would just worry someone that we're inexperienced.My sense is that people don't necessarily understand what seller financing is, so should I write about what that means and the benefits they might not have considered?

Ronald,Thanks for responding to my request,  I do not have any contracts in place yet but wanted to have people in place for once I get a contract on a property. 

Understandable.Yet in many cases, people with disabilities are often placed in the same bad bunch of apples posed by those who simply run into financial issues.I've even heard people say, they're reluctant to rent to people with section 8 due aTo the assumption, we will neglect our property.

Would love to connect with people nearby, and if anyone has any advice for investing in the area and which specific cities would be the best to invest in.

Based on the info I've received from a few nice people here, it's looking like a BRRRR/house hack is going to be my next best bet.
