It's ok that you aren't there yet, and ultimately is beneficial because it allows you to focus on the only thing you can do for now:- Keep learning- Analyzing investment opportunities- And making offersYou will have to go through the struggle of creating a good deal out of what you have available in your market right now.Be patient and keep working.

Now before I get the wrath of God (or in this case BP) fired in my direction, let me explain that I don't analyze properties...I analyze Markets.

I spend roughly 30-35 hours a week on all that along with analyzing deals . 

This is SUPER timely as I was analyzing a cheap sample property here in Atlanta last night (to get analysis reps in) and came to the same realization.

I'm trying to analyze deals and am not sure what values to use for estimating expenses.
