Oh boy, I have the same dilemma all the time, although it seems a lot easier to give advise on someone else's project...I would leave the color of the siding, pressure washing and some fresh caulk will go a long way.

My advise is to open 3 revolving accounts, secured or not, and use each card once a month for something small like Jerry Padilla recommend.

I'm not sure what the best thing is to do.My accountant said he could work with it either way, but couldn't advise me as far as specific legal/mortgage loan requirements go.

He advised me to seek out a real estate agent or broker to obtain and use one of their contracts.

I advise that you have a few months worth of the mortgage payment put into savings before buying, so that you can cover the payments if there are any delays in getting a renter moved in.

Usually the utility company has a budget billing program , advise the tenants that budget billing will spread the higher cost of winter heating over the course of the year

I may advise somewhat, pointing a seller in the right direction.

Not sure what else to advise at this point.
