At 2% (actually, it's just 1.875%), you're saying you expect each unit to go vacant for just one month out of every 48! 

Consider this a motivation to build a robust portfolio and demonstrate your capabilities through actual results.

Single Family homes are great if you actually have a family and really do need the space/school district that you want kids to be in. 

Other than your interest in getting into REI, is there another reason why you have strayed away from med school?

Aloha @Erin Murphy, When it comes to DSCR financing, there are actually a lot of options for you as a first time investor.

Market is still affordable to get into and cashflow is actually still possible even with high loan to value properties.
