Seller is also a contractor.But it seems from the looks off it it is in the right ball park.What you all do not see is the outside.

Furniture is a huge curve ball, but I assume your unit is unfurnished and will speak to that. 

These could be ball parked in the initial review to see if its feasible.

Im familar with this property as I invest in this area.In fact, I even gave them a nice low ball offer that they didnt take :-)Its in solid condition, what types of violations are on the report (Link didn't work for me)No seller I know will fix violations, they are a pain and Chicago is very complex when it comes to permits and the building department.  

I know we are in a tough market but I have a good friend who is a real estate investor and he is willing to help me kind of get the ball rolling.
