The person presenting me this deal is suggesting it could warrant up to $200 a night, through AirBnb. 

Great find, congrats.Don't expect him to be out in 30 days, As Jay suggests you will likely keep the 30K.

I feel reasonably equipped for what we are trying to accomplish ( financial freedom in 5 years) but wide open to suggestions, guidance, mentoring, and changing the plan as needed;when needed.   

Anyway, I wanted to put a few details out to the community to see if anyone has any suggestions:1.

If you don't have experience in development, I would suggest finding someone experienced this is a highly risky venture.

hello everyone,here is the deal there's a person selling 2 apartment buildings totaling 25 unit at an asking price of 425k a piece. my only experience has been purchasing properties cash or with a 30% down payment commercial loan. my insurance agent happens to know these people and suggested a land contract.

I called 8 of them today and NOT one answered the phone and more glaringly one of them the number did not work.Just a gentle suggestion for those starting out at least and or until you have enough deal flow.. but I highly recommend you answer live.and of course double check that your phone is working..
