I think some of your exit strategies could be to reposition and add some unique features to your rental to attract more renters and potentially drive a higher price, 1031 exchange and move it to a different area or even market.

(I won't go into the many reasons that is a very bad idea.)Have you checked the flooring yourself? 

If I bought something for a specific reason on one of the units I put those materials toward that one where possible even if it could be argued that it was a general expense (like buying 5 gallons of paint for one project and using 2 gallons left over to paint a single room later at another property). 

But if for instance the old partnership is selling a property for $400K and the purchase price of the new property is $1 mil. 

We need to move for personal reason and are trying to avoid selling and loosing the low rate as well as the cash flow.
