I’m in the beginning stages of renovating a small unit in my 4plex.

Renting it out now could help cover the mortgage, and you’d benefit from any appreciation over the next two years.

I will be purchasing the properties in cash, likely from mortgage or tax deed/lien auction.

That being said the leads typically are not the problem (sometimes the leads are bad), it's the conversation to converts the leads.

My primary interest lies in the Houston market, but I’m open to exploring other areas as well.So far, I’ve read The Book on Rental Property Investing by Brandon Turner and am currently working through The Book on Managing Rental Properties.

and the rest of the gain is tax deferred in the 1031.  

The modest purchase price, combined with an ideal renovation budget, presented a prime opportunity to improve the home’s market appeal.

I think I put 2k down and paid 300 monthly until I paid out the 8k price.
