I would strive to rent to government workers and contractors, doing so by promoting the park as a quiet, clean, comfortable setting in a residential neighborhood versus the other parks that are along the highway in commercial districts.

@Rich Solano I try to invest up to 20% of the equity in my own deals, but I've also done a few deals where I contribute no equity.I've structured the equity in many different ways, including:-Taking a fixed % of the overall equity as my compensation-Management fees on AUM-Incentive promote over a preferred return hurdle with multiple tiers of reward (80/20, 70/30, 60/40, etc.)

Some schools own a lot of the housing, but they also help promote and recommend off campus housing when it has been through their inspections and passed their criteria.

. - there is some wording in the ADU CA law that you cannot be forced to make changes to the existing house if you are building the ADU as this would impact ADU development and CA wants to promote ADU development not deter it.
