For example when a tenant is behind in rent and I don't think it's not going to work out, I give them 2-3 options that I am willing to accept and have them pick one.  

Pick a niche and find a few neighborhoods to attack.

If you pick up the phone and call the cops and the cops are there are and ready to do their jobs in fifteen minutes or less, it's not D-class.

In other words, pick a few good houses in a great area that you'd want to live in, over a crappy area that will "cashflow better".For networking, aside from a local meetup, you'll primarily want a rockstar agent on your team.

This property was a Sheriff Sale property that we were able to pick up for a great price (65% of ARV) knowing that the rehab costs would be minimal.

I think things you could do right now as far as real estate goes would be -find a meet up in your area-find bp members in your area and pick their brain (maybe offer your services or time to add value to their life or their situation)-Self-educate.
