Regarding chasing down tenants, I highly recommend finding a demand for nonpayment of rent form used in your local area and physically posting that demand on your tenant's door whenever they do not pay rent within the grace period.

Unlike stocks, houses and apartments have a sort of emotional appeal given they're physically there.

I then asked her to please tell me the providers physical business address, twice and was not given ananswer.

@Jacob Hornberger we didn’t change the physical layout of our house (roofing/walls), but we did change it so that two rooms and a bathroom have been separated and changed to it’s own apartment space.

Second, you could pin the provider down on if it's possible to have a separate mailing vs. service address; most providers should have a way of doing this, since some physical service addresses don't have direct USPS service, and instead receive mail to a PO Box.Third, this is a bit more involved, but you can simply become regimented about not waiting for the mail (can we really trust USPS anyhow??).

If you choose to uphold this requirement on your listing please note, that if you elect to refuse a guest entry because they did not provide a physical ID it will be your responsibility to cancel the reservation.

This is different from their Canadian counterparts and I view them almost as separate banks which they kind of are as they're located in the US and abide by the US rules for banking and mortgages (again, RBC has no physical locations but I think they're headquartered in Georgia, and TD has several locations across the US).
