As a landlord living in the same space the rules for fair housing largely do not apply.

The way I see it the seller is telling you they want to sell and they are communicating.

They never should have done the work without communicating first.

The longer it takes and the more it costs the better they do.Consider a mixed model where they get a fair reward for on-time and on-budget but they get more for doing better than that.

If they do not claim them you need to auction them or otherwise show that you received fair compensation for anything of value.

As I look around the current REI landscape I see a ton of "gurus", "new concepts", "can't miss systems" and "the new wave of the industry" sales pitches, not to mention wall-to-wall informercials.I'm fairly new to REI, but I'm making aggressive offers on solid properties, I have more than sufficient funds set aside for down payments, and my credit is good.

That commonly happens when their private septic system fails as they will have to pay a fair amount to repair the system.

I am willing to pay fair prices for the services of the right person.

Obviously I want to make a good return for my effort but also want it to be a fair deal for him.
