What is he estimating for demolition, for plumbing, for electrical, for painting, for HVAC, for cabinets, for appliances, for flooring, for the roof, etc.?

Due to me selling my house and moving after 19yrs, I didn't have the energy to ALSO  find new tenants so let them renew.

@Christian L Babcock, unless you're in a very temperate climate, I wouldn't put in electric baseboard.

I have been stressed about finding the time to do electric work and new flooring.

This is a mother-in-law / guest wing of a custom built passive home (self sustainable from solar,high efficiency electric/insolation) very pretty, and feels like you are in the country for sure with some mountain views on the clear days.

I can send a few recos your way for sure if you'd like.For the more costly/advanced/difficult work (electrical, major plumbing, complete flooring) I've signed agreements, but for the simple stuff it has been emails/texts/handshake agreements.

The remediation process is to replace all electrical connections.  

Pre existing gas lines and electric outlets decide the location of the stove and fridge unless the guy paying the bill wants to pay to have them moved.Hell no I don’t cook I’m busy running a business.

Appreciation typically has higher velocity so you can reuse the money invested for new deals more quickly and often as cashflow.Cashflow typically costs more time/energy.
